A rare freehold property on a tropical Queensland island has been listed for sale for $1.8 million, but the owner is open to a “part trade” that could make this the deal of the year.
Located on Entrance Island in the Torres Strait, Zuna Island Escape is a 4260sq m beachfront allotment with direct beach access.
Even at $1.8 million, it is cheaper than the median house price in 31 Queensland suburbs, but it could be even cheaper than that, with the listing coming with a unique opportunity.
“The owner would also look at a part trade on another property as well,” the listing by Kevin Stewart of Lamond Estate Agents says.
So what does that mean?
Mr Stewart said the current owner was open to a trade as part of the sale.
“A hotel, yacht, units, a house, Rolls Royce, he doesn’t care,” Mr Stewart said.
“It comes with some boats, barges, it could be a bargain with the right trade.”
And the new listing has already caught the eye of at least one buyer, who told the agent he might have some places in Bali to trade.
“It will be really interesting to see what people can offer,” Mr Stewart said.
One of only two freehold parcels on the island, which also has two leasehold blocks, Zuna Island Escape has 65m of Coral Sea frontage and is 100 per cent off-grid.
There is also a helipad, guest bungalow, a 190sq m main residence and an 80,000L water tank.
The main residence is less than 100m from the shoreline, while the cottage is back against the bush.
The main residence is airconditioned and has a modern kitchen and bathroom, a spacious lounge opening onto the deck with views to the ocean and a master bedroom on the mezzanine level.
The neighbouring bungalow includes the guest quarters and sleeps up to 10 people.
“If developing Zuna Island Escape as an eco-resort is on the agenda, a design concept is included and is subject to council approval,” the listing says.
The property is also serviced by reliable mobile phone and internet coverage, and there is a biodegradable sewage treatment system.
Entrance Island is a 1.5 hour flight from Cairns Airport to Horn Island, a ferry to
Thursday Island, 20 minutes via motorboat or 8 minutes via helicopter, direct to Zuna Island Escape
