Supermodels of the skies: the Queensland skinny tower trend

They are the supermodels of the skies – the skinny towers springing up on the increasingly denser Gold Coast.

The tall, slim apartment buildings are transforming the skyline in the Aussie paradise that has become a migration magnet.

Striking in appearance, these pencil-thin new addresses seem to defy engineering but also serve a practical purpose when space is at a premium.

Plus Architecture are behind the slender design of five projects, including 20 Mary Avenue in Broadbeach, Nineteen First Avenue also at Broadbeach and Belvue at Runaway Bay.

Apartments in those three buildings are for sale. Others by Plus Architecture – named Myst, Aurum, and La Mer – are not yet on the market.

The 20 Mary Avenue development is a 19-storey tower rising on just 506 square metres, containing 17 lavish full-floor apartments. For context, the average Aussie house has three bedrooms and is on a 414-square-metre block.

To enhance space, Plus Architecture principal Chrisney Formosa says the lift at Mary Avenue will open straight into each apartment’s living area, providing a “penthouse” feel no matter the level.

Chrisney said compact spaces provide a chance for innovation and making the most of views.

“Very small sites present an opportunity for unique architectural solutions as they require an individualised design approach. In the high-end property market, being able to deliver a boutique design that is highly customised to the site is what helps a project truly stand out,” she said.

“Beyond that, skinny towers also easily allow for full floor or two-story apartments with 360-degree views, making them a prime solution for luxury multi-residential coastal living – offering all the benefits of a standalone house and more.”

At Nineteen First Avenue, the undulating shape of the tower mimics the waves on the shoreline that seem to touch the balconies. However, the beautifully fluid form is also functional for the narrow block.

Described as “pinched-in”, the shape of the tower allows for views and light on a compact waterfront parcel.

The plush oceanside tower, which will soar 37 levels, will also have a whole level fitted with office-style booths, suites, a boardroom, library and function space for residents adopting a corporate change of scene.

Migration from the southern states has driven population spike in south-east Queensland.

This booming interstate movement – Queensland’s population last year grew at its fastest rate in 20 years, due to COVID – has helped to boost values, especially in sunny spots like Broadbeach.

Here, the median apartment price is $757,000, which is an increase of 31.7 per cent over five years and 3.1 per cent over 12 months, Domain’s December 2022 House Price Report shows.
