Opportunities such as Lila, the newest development of just two villas in the heart of Mermaid Beach, don’t come around often.

The local Gold Coast developer, Revilo Projects, has created a duplex at 5 Petrel Avenue, just 200 metres from the ocean and on the southern edge of the core Nobby Beach precinct.

BDA Architects has teamed up with Beck Space Interiors to deliver two four-bedroom dwellings over three levels.

Lila villas offer a generous 300 sqm of living space, a private pool, lift, built-in bar and butler’s kitchen, as well as bespoke Italian cabinetry, V-Zug appliances, natural stone and an instantly recognisable facade.

Jayde Pezet of Pezet Matheson says villa living allows people to live in a Triple-A Grade location, at a price that still represents solid value.

“House prices have skyrocketed on the Gold Coast, and developers are offering villas and luxury townhouses that still offer house-sized living spaces over several levels,” Pezet says.

The architecture is modern and hard-lined. Comprising a timeless material palette of concrete, glass and timber off set by a undulating screen to create a rich and layered effect.

The ground level includes a double-car garage, storage, laundry, powder room and rumpus room with bi-fold doors opening to the east onto the combined outdoor living, garden court and pool area at the rear.

Revilo Projects is led by local developer Paul Dolso.

“Understanding the Gold Coast like the back of our hands is what allows us to deliver properties that capitalise on every opportunity afforded by our world class postcode, and give local residents a place they are proud to call their own,” Dolso says.

Revilo are also developing next door, turning 3 Petrel Avenue in to a boutique block of just three whole floor apartments.

There will be two three-bedroom apartments along with one four-bedroom apartment.

Also designed by BDA Architects, the apartments have been designed with a soft colour palette, white batten screening, timber soffits and natural stone, creating a coastal facade offset by the subtle curves of the built form.

Private open spaces have been incorporated for each apartment, with the ground floor apartment taking advantage of a large podium terrace, and the upper two apartments with the luxury of private roof top terraces.
